Beyond a salary and savings, a home has been historically the best place to invest and grow wealth for the average consumer. Equity in a home can sometimes double in an amazingly short period of time whereas stocks and mutual fund investments typically top out at about 10%. But the losses can be aas quick as well; we’ve seen that in our very recent history.
Don’t remodel your home except for these 2 reasons:
- You want to better your living condition and the enjoyment of your home.
- You see your home as the investment it is and want to seize opportunities that have tremendous value.
Reason # 1 should be fairly obvious. You know what you want and why you want it. Your children have gone to college and you want to convert old bedrooms to more functional space. You get a new position with a company in some other region and you cna telecommute but need an office. Whatever the reason, youve got a good idea of what you want.
Reason # 2 is not so simple. Many people dont even consider it when they remodel or before they sell their home. The objective is to maximize the potential of your investment.
To put this in easier terms, we want to remodel or upgrade the things in our home where it makes sense in the neighborhood the property is situated. Putting it in more basic terms, if we can get more during the sale of the home than it cost for the improvement, we do it. If not, forget it.

Adding a third bedroom to a two bedroom home will generally return your investment. The same usually for adding a fourth bedroom to a three bedroom home. Add a sixth bedroom to a five bedroom home? Not likely. There isn’t much demand for 6 bedrooms so the price from 5 to 6 would be marginal at best.
You live in a 2,000 sq ft house on a half acre lot. A 3,000 sq ft home or larger is not uncommon in the same neighborhood. The market in your neighborhood will bear the price commanded by a 3,0000 sq ft home; you should not be concerned at all about losing money on adding 1,000 sq ft to the home.
If the average cost per square foot in your area is $180 and you pay $120/ft for the additional 1,000 sq ft, you’ve realized a profit of $60,000. Not bad! Also, modernizing will almost immediately demand a premium price than what is typical for real estate sales in that area.
In either scenario you create value in your home by developing it to its Highest and Best Use.

January 2010 marks the end of a transition period for the manufacturing of HVAC equipment. After that, Freon will no longer be allowed in new equipment during manufacturing. Freon is harmful to planet Earth because it depletes our protective ozone layer. The US Government implemented this requirement as a result of this knowledge. Another important part of this EPA enactment will include the complete phase out of all manufacturing of the R-22 refrigerant with no production or importation beginning in 2020.
Manufacturers have been busy manufacturing a different refrigerant that doesn’t have the damaging effects as R-22 and they are currently using it in many systems today. This new product is usually Known as R-410a and also goes by other trade names such as Puron and Prozone.
Current laws prohibit the release of any refrigerants into the air during servicing or removal of HVAC equipment. R-22 must be recovered and recycled (for reuse in the same system), reprocessed to the same purity levels as new , or destroyed.
It stands to reason that as R-410a becomes more popular, the less common R-22 will become increasingly expensive. Simply put, when its time to replace your HVAC system that you should strongly consider going with R-410a as it will be available in years to come as R-22 phases out. What it really boils down to is that if you install a new R-22 air conditioning system in the year 2009 you will only be able to get the R-22 refrigerant for your system until the year 2020 and refrigerant repairs could become very costly as the demand for R-22 decreases and the cost increases.
